I attended an ‘Open Lecture’ last night at De Montfort University by Nottingham based Architect Julian Marsh of Marsh-Grochowski. He showcased his own home (the Meat Factory) which he designed, and mostly built, himself. It was a really interesting scheme and a lot of what he said made sense to me. His practice is already one of my preferred east Midlands based practices but last night he reaffirmed that. Well done Julian, an interesting scheme well presented.

Walters Architects has received planning permission for a new domestic swimming pool. The practice has never worked on a swimming pool and yet received 3 commissions in the space of 2 weeks late last year. The first pool was the most difficult as it was connected to a listed building within a conservation area and has already been approved. The third is still awaiting a decision by the planners. The practice is enjoying the new challenge and cant wait to start the next stages of both schemes. We also hope the third proposal will be as successful and should be informed of a decision within the next week or so.

Walters Architects have been involved in a residents group who opposed a recent planning application which saw the potential increase of a local village by 20%. The application was refused by the local authority but the developer won the case on appeal. The development is outside the village settlement boundary and on the edge of a conservation area. The residents didn’t want the proposal, the parish council apposed it, the school couldn’t accommodate any more children and the roads need major alterations. This amount of new housing on the edge of any village changes the fundamental character of an area. The issue was, the local authority hadn’t allowed enough development within a certain time frame and so had a low housing stock. This sort of development wouldn’t have been even considered some time ago but developers are exploiting loop holes within planning policy. If you have land, now is the time to explore your options before the planning policy changes!

Planning Permission Approved

Following a successful ‘Pre Planning Application’, for works to a Grade 2 Listed Building, our client has instructed us to begin works to the first phase of their project. We are converting an existing coach house into two separate apartments. Because of the recent feedback by planners, at this initial Pre Planning Application stage, we expect the scheme to be straight forward. We should start works on the second phase of the project early next week.

Part of a Grade 2 Listed building in Leicester

This new build barn in the Conservation Area of Swithland, Leicestershire has been erected without the correct planning permission. After months of negotiation with the local authorities planning department parts of the structure are being demolished at the owners expense. The moral of the story is, don’t amend any aspect of a building while on site as it may not comply with the planning permission in place at that particular time and it may cost a lot of time and money. Always do your designs on paper and appoint the appropriate architect for works within conservation areas and with listed buildings. For more information on works within conservation areas and to listed buildings please contact our office.
