Walters Architects have prepared another planning application for a barn and stable conversion into two separate dwellings and a new contemporary extension to an existing Grade II Farm House in Leicestershire.
We are all delighted with the scheme and look forward to working with the planners to realise the clients ambitions.

The office have been watching the RIBA home of the year (I haven’t seen all of it yet) and the home we like the best (so far) is the Red House, in London.
A new build 130m square metre, three storey house makes the most of an awkward end site on a typical terrace street.
Whilst the exterior is experimental it does reflect and respect its immediate surroundings. The interior is modern and spacious.
We really like the red detailed panel above the door on the front elevation.
People always ask about our services, what’s involved and how we can tailor them for the individual clients needs. We understand architecture and construction isn’t a straight forward process but when we mention the ‘Tender Process’ (gaining construction prices) most people think it’s easy and don’t really comprehend the importance of selecting a suitably experienced builder in a thorough and professional way.
Some clients think it’s as simple as sending out our Planning and/or Building Control drawings and finding the cheapest contractor. That approach would be fine if all builders were the same. Truth is, they’re not (see attached photograph).
Lots of care goes into selecting an appropriately sized company to match the size of the project, making sure they have undertaken this type of work before, confirming they’re familiar with JCT or RIBA Building Contracts, checking if we (or the client) have worked with them before, what insurance do they carry, are they sub contractors or general building contractors, do they have references etc…
Walters Architects feel that it is at this critical stage of the process that clients actually save money by employing us to manage the pricing process. Most builders will see the importance of getting a credible and competitive quotation together for an architects in case of repeat work and no one will understand the scheme better than the people who have designed it, so who better to answer any questions the builders may have?

Well just take a look at the transformation of this kitchen. The photos were taken 4 weeks apart and in just a couple of weeks it will be finished and the old, tiny dark kitchen will be but a distant memory. The new space will make the world of difference to the client.
Single storey rear extension, new utility and kitchen in just 12 weeks. who wouldn’t want that.
